Smarter Homes designs and deploys engineered smart home technology systems for luxury residences in Westlake and West Lake Hills, Texas. From panelized lighting on estate-scale properties to enterprise networks that cover multi-acre sites, our projects in this community are carefully planned alongside the architecture, wired into the infrastructure, and supported throughout the life of the home. We work directly with custom builders, architects, and interior designers on new construction and major remodels throughout the Eanes ISD footprint.

About Westlake

Westlake is the colloquial name for the cluster of ultra-high-value communities west of Downtown Austin, including West Lake Hills, Rollingwood, and the unincorporated Eanes ISD corridor along Bee Cave Road and Westlake Drive. The area is defined by canyon-lot topography, mature oak canopy, and some of the most architecturally ambitious custom homes in Central Texas. Lot sizes can range from half an acre to well over five acres, and it is common for larger estate residences to exceed 8,000 square feet, with detached guest houses, pool pavilions, and separate garages or workshops.

From a technology-planning perspective, Westlake homes present a distinct set of infrastructure challenges: long cable runs between structures, limestone and caliche substrate that complicate trenching, steep grade changes that affect wireless propagation, and a prevalence of metal and stone architectural features that interfere with consumer-grade wireless equipment. These are not homes where an off-the-shelf mesh system or a single lighting hub is adequate. They require engineered infrastructure.

Solutions for Westlake Homes

The four system categories below represent the most frequent scope for our Westlake projects. Each is typically engineered as part of an integrated deployment rather than as a standalone install.

Enterprise Networking for Large Lots and Detached Structures

Enterprise-grade networking is the foundation of any Westlake estate. Properties on half-acre-plus lots with detached guest houses, pool houses, or garage structures cannot be reliably covered by a single consumer router. We design structured wiring topologies, distribute managed access points with proper channel planning, and trench dedicated fiber between outbuildings where the architecture calls for it. The result is a network that holds up under 4K streaming, security cameras, smart devices, and a home office simultaneously — without the dead zones that plague lesser installs.

Panelized Lighting for Multi-Zone Estates

Lighting loads in a Westlake custom home routinely exceed forty zones when you account for architectural accents, landscape lighting, statement fixtures, and tunable-white bedroom and bath circuits. Panelized lighting systems, typically Lutron HomeWorks, consolidate those loads into a dedicated rack location, replace cluttered wall banks with clean keypad layouts, and enable scene-based control that matches how the home is actually used. This is the difference between a house with smart switches and a home with designed lighting.

Surveillance and Access Control for Gated Properties

Many Westlake residences sit behind automated street-facing gates and feature multiple entry points throughout the property envelope. We engineer access control systems that integrate gate automation, keypad and mobile-credential entry, camera coverage of driveways and perimeter runs, and secure monitoring that does not depend on a homeowner's Wi-Fi staying online. These systems are typically planned during the framing phase to ensure proper conduit and power runs reach every camera location without surface-mounted cabling.

Whole-Home Audio and Architectural AV

Westlake homes frequently include outdoor living areas, media rooms, primary suite wings, and kitchen-great-room combinations that call for discreet, architecturally integrated audio. We specify in-ceiling and landscape speaker systems, coordinate rack-based amplification, and program control interfaces so that music follows the household through the home. Video distribution, projection rooms, and concealed display integration are planned in the same phase, so ceiling plans and wall builds anticipate every mount point.

Projects in Westlake

Our Westlake work ranges from ground-up custom builds coordinated with builder and architect partners to full infrastructure retrofits in established estates undergoing significant remodels. Representative project types in this market include full-property Lutron HomeWorks lighting deployments, enterprise network builds spanning main residences and detached guest quarters, and integrated security-and-access projects for gated Lake Austin-adjacent properties.

Builders and Design Partners in Westlake

A meaningful share of our Westlake projects originates from partnerships with builders, architects, and interior designers. The custom-build culture in this market rewards early coordination: structured wiring, lighting load planning, and rack placement decisions are most cost-effective when made before framing rather than after drywall. We work peer-to-peer with trade partners who design and deliver residences at this level of finish, joining project calls during schematic design and remaining engaged through commissioning.

If you are a builder, architect, or designer with a Westlake project in the pipeline, we welcome early conversations.
